Many of the projects listed below have begun with the preliminary analysis and have continued through to implementation. Descriptions of additional projects from our client list can be provided upon request.

MARKET/FINANCIAL ANALYSIS
• Lancaster Campaign, Lancaster, PA
Market analysis and cash flow for a renovation of a historic landmark into a 281 room hotel and conference center in downtown Lancaster. Services included a market and financial analysis and participation in presentations to the public for project approval.

• Costas Land Holdings, Jackson, MS
Market analysis for a mixed use development of a 388 acre site in Jackson, Mississippi, for uses including a hotel and conference center, residential, office and retail. Prepared recommendations for a phasing and development plan, and prepared a marketing document to attract potential purchasers/developers.

• Philadelphia Public Schools, Philadelphia, PA
Determined development potential of 75 acre Shallcross property, an excess parcel owned by the School System in northeast Philadelphia. Retail, senior housing and market rate residential market and financial analyses were completed and identified as viable uses for a phased development. Development strategies were recommended for sale of the property.

• The NY Jets, New York, NY
Analyzed the market for an NFL stadium combined with a convention center expansion of the existing Javitz Center. Reviewed the current convention market and the need for expansion space, examined potential public/private financing opportunities for the combined stadium-convention center, as well as the economic impact of the proposed project.

• City of Plano, Plano, Texas
Determined the level of demand and financial feasibility for a hotel that could be developed on a seven-acre parcel directly adjacent to the Center. Reviewed the feasibility of privatizing the Center through a sale to a private entity in order to generate cash in an amount sufficient to construct a Performing Arts Center adjacent to the Center.


PUBLIC/PRIVATE FINANCING
• Penn Station Redevelopment Corporation, New York, NY
Advised the Pennsylvania Station Redevelopment Corporation concerning the financing and redevelopment of the Farley Building and the USPS Annex through a public-private mixed use transit development. Analyzed public private financing structures to reduce the $115 million development funding gap, determined optimal potential ownership, analyzed the project’s potential to attract private development.

• International Speedway Corporation, New Jersey
Advised the International Speedway Corporation on public/private financing options for proposed development of a NASCAR race track to be located on a site in New Jersey. Local, state, federal and private financing and tax incentives were considered to meet the corporate objectives and financial goals for the development.

•Concord Associates, New York
Structured options for public/private financing of the redeveloped Concord Hotel in Sullivan County, New York. The developer proposed to redevelop the resort into a 525 room four star hotel with 40,000 square feet of convention/meeting space and a golf resort.


DEVELOPER SELECTION PROCESS
• NY/NJ Port Authority, New York, NY
Reviewed developer proposals for the mixed use development of one million square feet of air rights over the bus terminal located at 42nd Street and 8th Avenues in New York City. Analyzed the financial proposals submitted by five developers proposing to develop a $500 million project and assisted in the negotiations of an air rights lease with the selected developer.

• City of Wilmington, Delaware
Reviewed proposals and assisted in the selection of a developer for a mixed use hotel, office, retail and parking project located in downtown Wilmington. Presented project to public officials and City Council, assisted in identifying alternative public/private structures.

• Empire State Development Corporation, New York, NY
Prepared a Request For Proposal for the redevelopment of the Park Avenue Armory located on 67th and Park Avenue in Manhattan. Developed a marketing strategy, reviewed proposals, and assisted in the selection of a developer.

• Middlesex County Improvement Authority, Sayreville, NJ
Assisted the Middlesex County Improvement Authority and the Redevelopment Authority to prepare an RFP, reviewed proposals to select a developer for a 700 acre mixed use waterfront project.

• Paoli Memorial Hospital, Paoli, PA
Prepared a Request for Proposals for the construction of a medical office building and parking garage. Marketed the RFP, completed an analysis of each proposal, analyzed financing and ownership alternatives for the hospital, assisted the hospital to select a developer, negotiated agreements with the selected developer.


DEVELOPMENT STRATEGIES AND PLANNING
• NY/NJ Port Authority, NYC, NY
Advising the Port Authority on the potential use and disposition of six parcels of excess real estate assets located in New York and New Jersey. Properties range from waterfront piers to air rights development and historic renovations. Potential uses include residential, retail, industrial, hotel, office and recreation.

• Philadelphia Public Schools, Philadelphia, PA
Completed a real estate assessment of over one million square feet of administrative office space and conference/training facilities to identify options to reduce cost of occupancy and increase the efficiency of space utilization. Prepared recommendations for disposition and reuse strategies, identified alternative space and negotiated the lease for the School System’s training facilities.

• Metropolitan Ecumenical Ministries CDC, Newark, NJ
Developed strategies to revitalize three retail corridors located in the City of Newark. A strategic plan was completed to strengthen the existing retail base, attract new business through a series of planning, redevelopment, marketing, organizational and financing strategies.

• The Brooklyn Alliance, Brooklyn, NY
Developing a retail redevelopment strategy for a ten block area of the Fulton Street Corridor. Analyzing the existing retail, the mix of uses and physical issues; examining the demographic and economic changes in the surrounding neighborhood and the changing demand for retail services; identifying retail needs; and developing a retail development and financing strategy for the corridor for implementation by the local community.

• City of Philadelphia, Philadelphia, PA
Reviewed the City's total office space needs and created a development strategy to leverage the City's office space requirements within privately owned office buildings in Philadelphia. Assisted the City to achieve optimal benefits from the highest and better use of underutilized equity in some of its major property holdings.


ECONOMIC DEVELOPMENT SERVICES
• Cooper’s Ferry Development Association, Camden, NJ
Assisted the Cooper's Ferry Development Association (CFDA), to market, develop and manage a 75-acre riverfront redevelopment site in Camden, New Jersey. Assisted in the organization and staffing of the CFDA, formulated a business plan for the Corporation, recommended a development plan and strategy for implementation, identified potential developers and assisted with project evaluation and financing.

• Delaware County Council, Delaware County, PA
Evaluated the organization and management of the County's existing economic development service delivery activities. Formulated and assisted in implementing a comprehensive economic development strategy.

• Hamilton Township, Hamilton, NJ
Developed a strategic plan for economic development and developed the format for and acted as facilitator for a two-day seminar for private businesses, public officials and neighborhood representatives.

• Delaware County Commerce Center, Delaware County, PA
Assessed the economic and business climate in Delaware County. Gathered information from the business community to develop recommendations for economic development programming for the Commerce Center using a survey. Identified the major factors influencing decisions to expand, contract or relocate. The findings were used at a Summit for the business community to discuss the major factors impacting business growth.
